VAULT Pandemic Resilience Infrastructure Spec

1. HVAC and air quality

Cross-reference: 07_OPERATIONS/03_HVAC_CLEANING.md for maintenance schedules, cleaning SOPs, and vendor list.

Filtration

  • MERV 14 filters minimum throughout the building. This is the highest MERV rating standard commercial HVAC will handle without a static-pressure upgrade, and it captures particles down to 0.3 micron at approximately 75 percent efficiency.
  • HEPA filtration (H13 grade) in recovery zone, pole studio, private studios, and cabanas. These are the smaller, higher-humidity, higher-breath-rate spaces where filtration matters most.
  • Filters changed on a written schedule (see 07_OPERATIONS/03_HVAC_CLEANING.md). MERV 14 every 90 days, HEPA every 180 days, both accelerated during high-particulate periods (wildfire smoke, high pollen).

UV-C in ducts

  • UV-C germicidal lamps installed in the supply and return ducts of every major air handler unit.
  • Wavelength 254 nm, positioned for full duct coverage.
  • Vendor benchmark: American Ultraviolet, Steril-Aire, or UV Resources. Recommendation: Steril-Aire for the commercial support and Charlotte-area installer network.
  • Lamps replaced annually. Log kept by facilities lead.

Needlepoint bipolar ionization

  • Installed on the main air handlers.
  • Vendor: Global Plasma Solutions (GPS) or AtmosAir. Recommendation: AtmosAir for the third-party test data quality.
  • Ionization output monitored via the building management system, alerts on drop below spec.

ACH (air changes per hour) targets by zone

  • Main floor (group class): 8 ACH minimum, 10 target.
  • Pole studio: 10 ACH.
  • Private studios (each): 8 ACH.
  • Cabanas: 10 ACH.
  • Recovery zone (sauna, cold plunge adjacencies, contrast room, red light): 12 ACH.
  • Locker rooms: 15 ACH.
  • Restrooms: 12 ACH.
  • Cafe + lounge: 6 ACH.
  • Retail area: 6 ACH.
  • Rooftop: independent path, natural + mechanical, no shared duct with interior.

Rooftop independence is a deliberate resilience design: a partial interior closure or contamination event keeps the rooftop operable without cross-contamination risk.

CO2 monitoring

  • Aranet4 or Kaiterra Sensedge Mini sensors in every training space and lounge.
  • Real-time dashboard visible to GM and Ops Director on the staff app.
  • Alerts if any space exceeds 800 ppm for more than 10 minutes.
  • Members do not see the dashboard, but the CO2 spec informs how full a class can be scheduled.

2. Touchless everything

The default state of every interaction that could otherwise be a shared touch point.

Doors

  • Main entrance: automatic sliding, NFC + BLE access from the app (see 09_DIGITAL_PLATFORM/00_APP_SPEC.md).
  • Interior doors between major zones: automatic swing, motion or NFC triggered.
  • Restroom stall doors: foot-operated pull, plus hover-open indicator lights so nobody grabs a handle to check.
  • Locker doors: NFC on the same reader system as building access, no shared combination pad ever.

Water

  • Water bottle refill stations: touchless motion sensor, filtered chilled + room temperature. Vendor: Elkay ezH2O Liv Pro or Oasis PGV8ACSL. Recommendation: Elkay for the commercial serviceability.
  • Drinking fountains removed entirely. Refill stations only.

Faucets

  • Sensor-activated everywhere, all sink types (locker, restroom, cafe prep, retail). Vendor: Sloan Optima or Kohler Beam. Recommendation: Sloan Optima for the reliability record and Charlotte-area service.

Soap and hand hygiene

  • Sensor-activated foam soap dispensers, refilled from bulk containers with sealed cartridges to avoid contamination.
  • Vendor: GOJO PROVON sensor line or Deb Stoko. Recommendation: GOJO PROVON.
  • Complementary alcohol-based hand sanitizer stations at every zone transition, same sensor mechanism.

Toilets

  • Sensor flush, no shared handle.
  • Vendor: Kohler or Toto commercial line, sensor flush package.

3. Individual delivery, not shared bins

The luxury opportunity here is that the pandemic-resilience move and the 5-star hospitality move are the same move.

Towels

  • Every member receives fresh, folded, individually delivered towels at the front desk or in the locker prior to class.
  • Full-size cotton towel, hand towel, and cold face towel presented in a stacked set on a small brass tray.
  • Sizes: standard, oversized (Studio + Black Card), and post-shower luxury robe (Black Card).
  • No open communal towel bins on the floor. Ever.
  • Used towels dropped into concealed, sealed bins with foot-pedal open.

Product

  • Apothecary line (see 08_RETAIL_APPAREL) delivered in the locker in single-use, refillable brass caddies with the member’s chosen products.
  • Bulk shared shampoo, conditioner, body wash pumps removed entirely.
  • Face cloth, single-use, cotton, presented on a marble tray.

Amenity kit

  • Members can request a custom amenity kit for their locker: deodorant, dry shampoo, face mist, hair oil, chapstick, comb, toothbrush + travel paste.
  • Restocked based on individual usage pattern, not a generic once-a-week refill.

4. Locker strategy

Private lockers vs open bench

Black Card and Studio members receive a private locker, permanently assigned or booked for the visit. Access members use daily-assigned lockers from a private bank, never an open bench with hooks.

No open bench with hooks. Ever. This is a resilience decision and a luxury decision fused.

  • Private lockers: full-height, black oak veneer over aluminum frame, brass hardware, NFC lock, internal LED strip, ventilation slot to the HVAC return so contents air out between visits.
  • Assigned Black Card lockers include a personalized brass nameplate.
  • Bank of daily-assigned Access lockers: identical build quality, allocated on tap-in at the front desk, wiped and reset between users.
  • Locker rooms have their own ACH target (15 ACH, see above) and separate mechanical air path.

5. Cleanable surfaces

The rule: every surface a member could touch is non-porous or sealed. No untreated wood, no fabric except intentionally cleaned upholstery.

Marble

  • Honed Calacatta Vagli or Bianco Carrara on high-touch counters (front desk, cafe bar, retail counter, locker room vanities).
  • Sealed annually with StoneTech Advanced or a comparable food-safe sealer.
  • Cleaned with a marble-safe pH-neutral cleaner (Method Daily Granite adjacent or a commercial equivalent like ProLift).

Brass

  • Solid brass (not brass-plated) on all fixtures, handles, trays.
  • Cleaned daily with a mild soap, once weekly with Wright’s Silver Cream or Brasso.
  • Antimicrobial by nature (brass ions are hostile to a lot of pathogens), which is a quiet resilience feature.

Oak

  • Black oak (fumed oak or ebonized oak) on locker fronts, wall paneling, ceiling accents.
  • Sealed with Rubio Monocoat or Osmo Polyx-Oil in a matte finish.
  • Cleaned with a dry microfiber daily, damp microfiber weekly.

Other surfaces

  • Countertops in back-of-house prep: quartz (Caesarstone or Silestone) for the non-porous, food-safe surface.
  • Flooring: honed marble in high-touch entry + retail, sealed concrete in main floor (with cushioned zones for training), engineered oak in lounge, sealed rubber in the pole studio.
  • Upholstery: performance leather (Ultrafabrics or Sunbrella Renaissance) on all lounge seating. Fabric that looks like linen but wipes down and stands up to hospital-grade cleaner. No untreated linen anywhere in member-facing seating.

Cleaning products approved

  • Standard daily cleaner: Bioesque Botanical Disinfectant Solution (EPA-registered, botanical-based, safe on marble, brass, oak, leather, glass).
  • Backup hospital-grade: Oxivir Tb (Diversey) for deep clean nights.
  • Never bleach on marble or brass.
  • Full SOP and product list in 07_OPERATIONS/03_HVAC_CLEANING.md.

6. Rooftop-specific infrastructure

  • Independent HVAC + air path (see above).
  • Retractable enclosure (Openaire or Roll-A-Cover) for weather + emergency isolation.
  • Independent power circuit + generator backup so the rooftop stays live during a partial outage.
  • Independent water line for the rooftop rinse station.
  • Independent WiFi access point + private network segment.

7. Monitoring + reporting

  • Building management system (Johnson Controls Metasys or Siemens Desigo CC) dashboards for HVAC, filtration, ACH, CO2, UV-C, ionization.
  • Access + occupancy logs from HID Origo Mobile Access feed into the same dashboard.
  • Weekly resilience report to CSO and Ops Director.
  • Monthly resilience summary to Taj.
