Executive read

South End wins. Camp North End is the fallback with soul. Optimist Park is a distant third. Uptown, Ballantyne, and Plaza Midwood are wrong for VAULT and stay off the board.

Boundaries: I-277 (north), Woodlawn Rd (south), I-77 (west), South Blvd corridor spine.

Why South End

  • Only Charlotte neighborhood with a dense, walkable, premium retail spine anchored to the Rail Trail (3.5 mi linear park along the Blue Line light rail).
  • Highest weekday plus weekend foot-traffic density in Charlotte outside Uptown.
  • Median HH income in South End census tracts (26202, 28203, 28209 corridor) is $110K to $145K.
  • Direct light rail (Blue Line) with stops at Bland, East/West, and New Bern. Feeder to Trill’s touring crew flying into CLT.
  • Existing luxury wellness beachhead: Solidcore, Barry’s, Y2 Yoga, CorePower, Row House. VAULT slots above them in tier.

Camden Road (spine of the old design district)

  • 1701 Camden Rd: Design Center of the Carolinas.
  • 2000 Camden Rd: Atherton Mill retail (Superica, Barcelona Wine Bar, Not Just Coffee, Reid’s Fine Foods).
  • 2100 Camden Rd: Sycamore Brewing.
  • 2201 Camden Rd: Novel Atherton apartments ground-floor retail.
  • Foot traffic: 8,000 to 14,000 weekly pedestrians during warm months.
  • Vibe: Design plus food plus wellness. Nearest tenant-mix match for VAULT.

South Boulevard (Rail Trail corridor)

  • 1946 South Blvd: Wooden Robot Brewery.
  • 2100 South Blvd: Publix at Camden Southline (grocery anchor).
  • 2400 South Blvd: Common Market South End.
  • 2408 South Blvd: Sugar Creek Brewing.
  • Foot traffic: 12,000 to 20,000 weekly along Rail Trail segment.
  • Vibe: Higher density, more commercial. Better for storefront visibility, tighter on ceilings.

Bland Street (one block off Rail Trail)

  • 200 W Bland St: Superica.
  • 300 W Bland St: Camden Southline mixed-use.
  • 400 W Bland St: Publix.
  • Vibe: Premium tenant mix, newer product, ceilings tight.

Tremont Avenue

  • 300 W Tremont Ave: Yafo Kitchen.
  • 400 W Tremont Ave: LaCa Projects (contemporary art gallery, Latin American focus).
  • 500 W Tremont Ave: Foxcroft Wine Co.
  • Vibe: Art plus food. Quieter block. Good for a destination concept.

West Worthington Avenue

  • 1500 W Worthington Ave: Suffolk Punch (brewery plus food).
  • 1721 W Worthington Ave: warehouse conversions with 18 to 22 ft ceilings.
  • Vibe: Industrial adaptive-reuse pocket. Better ceilings, less foot traffic.

Rent range (Q2 2026)

  • Class A ground-floor retail on Rail Trail: $40 to $48 psf NNN.
  • Camden Rd design district: $38 to $46 psf NNN.
  • Second-generation warehouse conversion: $26 to $34 psf NNN.
  • Second-floor or below-grade: $22 to $28 psf NNN (kill unless it delivers ceiling).

Foot traffic and demand drivers

  • Rail Trail 3.5 mi linear park draws 30,000 plus weekly users.
  • Blue Line ridership at Bland, East/West, New Bern stations: ~7,000 daily boardings combined.
  • Camden Southline plus Novel Atherton plus 1400 South Church plus Ashton South End deliver 4,000 plus premium residential units within a half mile.

Trade-offs

  • Rent is at the top of Charlotte’s non-Uptown range.
  • Existing wellness competition means VAULT must clearly out-tier Solidcore, Barry’s, and Y2. This is by design.
  • New construction ceilings often too low for the main studio. Adaptive-reuse mill stock is the ceiling play.

Camp North End · Fallback with soul

Boundaries: Statesville Ave (west), N Graham St (east), 30th St (south), Craighead Rd (north).

Why it’s a real fallback

  • Historic Ford Model T assembly plant plus WWII munitions plant. 76 acres owned by ATCO Properties.
  • Boileryard building: bowstring truss, 20 to 26 ft ceilings, exposed brick and steel. Character on par with any adaptive-reuse in the Southeast.
  • Existing tenant mix: Free Range Brewing, Saru, Leah & Louise, Blue Blaze Brewing, La Caseta, Optimist Hall walkable.
  • ATCO known for supporting hospitality, creative, and studio operators. TI packages generous.
  • Rent: $28 to $36 psf NNN.

Trade-offs

  • Destination-driven, not organic foot traffic. No Rail Trail spine.
  • 15 min drive from South End. Different customer commute.
  • Parking better than South End (surface lots on site).
  • Fewer premium residential comps immediately adjacent.

Verdict

Only if South End inventory cannot deliver required ceiling or if landlord dynamics collapse. The Boileryard specifically is a legitimate VAULT envelope.

Optimist Park · Distant third

Boundaries: 12th St (south), 36th St (north), N Brevard (west), N Davidson (east).

Anchors

  • Optimist Hall food hall (Chris Hastings, Papi Queso, Ava, Whey Better Ice Cream).
  • Free Range Brewing.
  • Blue Line 25th St and 36th St stations.
  • Older residential mixed with new mid-rise.

Rent range

$32 to $40 psf NNN.

Trade-offs

  • Rail Trail-adjacent via Blue Line but not on the Trail itself.
  • Premium tenant mix still emerging.
  • Ceilings mixed; some 20 ft warehouse stock available.

No-go zones (documented so they stay off the board)

Uptown (Center City)

  • Wrong customer occasion. Uptown is office plus event plus stadium.
  • Weekday-only foot traffic. Dead nights and weekends outside events.
  • Rent $42 to $60 psf NNN with punitive parking economics.
  • Zoning and code more complex for assembly plus fitness use.

Ballantyne (SouthPark plus Ballantyne Corporate Park)

  • Suburban. Car-only. VAULT is a walkable premium destination concept.
  • Existing wellness tenant mix skews mass-market: Life Time, Orangetheory, YogaSix.
  • Rent $30 to $42 psf NNN.
  • Loses the broadcast-adjacent luxury edge that Rail Trail brand-halo provides.

Plaza Midwood

  • Cool factor without the ceiling stock or premium retail comp.
  • Recent gentrification wave delivered restaurants and bars, not premium wellness.
  • Rent $30 to $40 psf NNN.
  • Consumer intent is bar-forward, not recovery-forward.

NoDa (North Davidson)

  • Similar to Plaza Midwood profile. Music venues, breweries, tattoo. Not the VAULT customer.

Dilworth

  • Historic residential. Small retail nodes only. No envelope of scale.
